The Role
As part of our ongoing expansion plan in Middle East, we are seeking candidate to fill the position as Project Manager for MEP Works for ongoing mixed development project. The employment is permanent and successful candidate is expected to contribute to Company's growth and grow together with the Company. Other responsibility of Project Manager includes: • Review the general contract and contract documents and confirm the budget setup and project milestones. • Represent the company in regular meetings ( on work progress, coordination, design, etc. ) with Main Contractor and Consultant as well as subcontractors to discuss key issues related to the project and take effective corrective actions. • Monitoring project budgets and schedule and oversee performance to ensure on time, quality and on budget project execution • Coordinate with the design team on all aspects of the design. • Prepare periodic reports for management including status of budgets, variance/change claims, schedules, disputes, up-coming activities & safety records. • Ensure all technical aspects of the projects are strictly complied with and in conformity with Conditions of Contract, Particular Specifications, General Specifications, and Contract Drawings & BOQ. • Work together with HSE Manager to ensure that the health and safety requirements are provided and that they comply with authorities regulations. • Work together with QA/QC Manager to ensure method statements and processes including procurement, material inspections, installed works inspections etc. are strictly followed. • Provides guidance, managerial, technical support to complete project team. • Manage and motivate the project team, reduce conflicts and create team spirit. • Analyze drawings, specifications and statements of work in the preparation of activity networks for project resource planning and scheduling. • Prepare program master schedule and performs critical path analysis together with planning engineer. • Prepare plans and schedules, status reports and performance evaluation. • Manage all requisitions and payments including lien releases and project payroll and maintain best possible cash flow throughout the project, communicating issues proactively. • Deliver all warranties, as-built and training to the owner, for project close-out.
Requirements
• Degree in Mechanical Engineering/ Electrical Engineering • Must possess strong Leadership and Communication Skills • In depth knowledge in HVAC, Plumbing, Drainage, Fire Fighting & Electrical Systems • Excellent business judgment demonstrated by consistently achieving profitability objectives and strong project close-outs with client and subcontractor relationships in good standing. • Minimum 10 years of relevant experience, 5 years in Kuwait in well reputed MEP Companies is preferred but not obligatory. • Good problem solving skills and ability to interpret contract requirements and execute accordingly. • Must demonstrate ability in striking a balance between achieving progress and cost control • Familiar with MEP supply chain and vendors in Kuwait preferable • Familiar with Authorities’ requirements. • Must be able to use Primavera and Autocad to review programme and drawings. • Fluency in English is mandatory. Arabic speaking is a bonus. • Member of Society of Engineers is a plus but not mandatory • Registered Mechanical/Electrical engineer is a plus but not mandatory • Must be working in a similar capacity now or higher. • Self ¬driven, independent and a team ¬player.

Follow up corrective and preventive measure taken by the Contractor. • Assist in the review and forward comments on the contractor’s method statement for execution of the works. • Assist in the review and forward any comments on the contractor’s technical submittals. • Attend site technical coordination meetings to discuss contractor (s) submissions, shop drawings, material submittals and construction related matters • Carry out the final inspection for certification of final completion and handing over of the works. • Assist in the review and forward comments on the Technical Query raised by the contractor. • Inspect the work done by the contractor(s) to ascertain that work is executed in accordance with the Contract Documents and accepted practise • Inspect the on-site and off-site materials to be used in the project and organise field and laboratory tests, conducted by others, on construction materials to ascertain their compliance with the specifications and determine it acceptability for use on the project. • Identify potential safety concerns and inform the contractor (s). • Review the site progress and assist in the review of the contractor’s interim payment application. • Liaise with the RE for the effective implementation of the quality management systems and site supervision provision activities. • Implement the site supervision quality procedures, and review submission requirements of the project, along with the contractor. • Review all construction documents and highlight any design and contractual discrepancies with the concerned RE. • Ensure that all statutory authority NOC’s / permits / design approvals are available on site for construction. • Extend the maximum possible effort to avoid contractor(s) claims for cost and/or delay. • Conduct regular (daily) site visits and supervise, verify the installation of civil / infrastructure works ensuring compliance with the contract documents. • Review and forward any comments on the contractor’s method statement for installation, execution of the works. • Review and forward any comments on the contractor’s technical submittals. • Attend site technical coordination meetings to discuss contractor (s) submissions, shop drawings, material submittals and construction related matters • Raise non-conformance notices (NCNs)/reports; site inspections notices (SINs) identify quality deficiencies in conjunction with the RE. • Review the corrective actions proposed by the contractor, respond / follow ups and close out procedure • Any potential safety concerns identified at site shall be reported to site SHSEE / RE. • Monitor the progress of the work against the approved contractor programme of works. • Verify the accuracy of the contractor’s “As-Built” drawings reflecting in details the as-built conditions and approve the As-Built drawings. • Assist in the review and approve the contractor’s operations & maintenance manuals. • Liaise with the Statutory Authorities and follow up all final inspection and approvals as required. • Carry out the final inspection for certification of final completion and handing over of the works. • Determine the actions required to manage each work instructions. • Ensure execution of any works shall not block and subsequently unsettle the existing overland water flow or the existing system of drains. Requirements
Project Interface: • Assist RE in the supervision of the works to ensure compliance with the contract documents. • Assist/support the site team and the respective RE with the implementation of Quality / HSE management systems. • Assist in the site team in the external and internal audits to ensure the effective implementation of quality management systems and work with the site team for resolution of non-conformance issues. • Liaise with the project supervision team, coordinate and resolve any issues of concern. • Analyse current methods of site supervision and provide recommendations for continuous improvement • Implementation of all quality audits, surveillance audits and work with site team for resolution of non-conformance issues. • Compile Site Feedback and forward to the RE. • Assist the site team in the satisfactory close out of the project including snagging / desnagging of the works and related documentation. • Review and assist the project team to compile all documents at handing-over for submission to the Client. • Assist the RE in compilation of all documents for the issuance of the Taking-Over Certificate. • Review the Contractor’s Inspection Test plan and review all QA/QC documentation. • Inspect the works carried out by the contractor(s) and ensure the quality of the works meets the project requirements. Contractor Interface: • Follow up inspections of the works and material delivered at site is as per the Contractor’s Inspection Test Plan. • Site Operations Department Interface • Coordinate leave request and discuss leave cover with the SITL. • Liaise with OMSOD for all HR / Finance / Administrative issues. Functional Duties: • Assume responsibility of the inspection of infrastructure / civil works in the project. • Monitor performance of the contractor / sub-contractor and identify, raise any quality / workmanship concerns with the SQE / RE. • Review quality procedures and effectively implement QA/QC plans across the project. • Identify any particular site safety issues and bring to the notice of the contractor / SHSEE / RE. • Carry out, witness all tests carried out by the contractor on-site and off-site tests. • Inspect the works, on-site material, off-site material to be used in the project. Line Management / Administrative Duties • Update and maintain the latest revision of all project documents • Review, coordinate and forward submittals, inspection requests, technical query to the project team and/or discipline engineers. • Assist the project site team during internal, external and site surveillance audits. • Coordinate leave request and discuss leave cover with the SITL. • Prepare and regularly (daily) submit reports and maintain records.
