Job Description:

General Manager

Job Purpose:
Responsible for achieving budgeted targets vis-a-vis sales, gross margins, collections as well as market shares for Project division.

Summary of the Job Role:
- Meeting and exceeding expectation of customers by satisfying products & service requirements of the Project industry.
- Meeting set targets and achieving all-round growth for the Division
- Explore avenues of expanding Division’s business
- Responsible for the business strategy and P&L for the division.
- Responsible for achieving of Sales and Marketing objectives through retail and distribution of products of the division.
- Responsible for supplier agreements and negotiating terms of engagement with such suppliers.
- Should be able to demonstrate success in Marketing and/or brand building of HVAC and industrial equipment.
- Lead the Annual Budgeting exercise and in ensuring that the numbers committed are met by the divisional team. 
- Coordinate with corporate HR office for implementation of HR, Training and Omanisation policies of the organization

Authorities: 
- Negotiate and finalize orders with customers and/or suppliers as per guidelines set by Company
- Shortlist and recruit staff for Division
- Recommend staff compensations

Key Outputs: 
- Product Portfolio: Scouting, developing and maintaining the right product mix for the market. Maintain and develop excellent relations with Suppliers. Updating of self and Managers with latest technology and products available from Principals. Translate Supplier’s marketing and sales strategies to Line Managers.
- Sales: Plan, manage and support a team of Managers to meet and exceed their targets.
- Planning & Advising: Prepare and advise Management on plans, objectives, goals and key result areas as part of budgeting exercise 
- Expenditure: Plan, manage and control overheads within agreed limits
- Liaise and Inform Managers of organizational development objectives, purposes and achievements
- Plan and implement advertising strategy
- Staff Development: Recruit, train, manage and motivate staff according to Division’s needs
- Organizational Requirements: Ensure activities meet with and integrate with requirements for quality management, HSE, legal stipulations, and general duty care. Plan, develop and implement strategy for organizational development covering products, market and all staff. Contribute to formulation of Company policy and strategy. Review and appraise performance of staff and recommend compensations, promotions, benefits.

- BTech. / M.Tech. and MBA (preferably Finance)

Responsibilities:

Strategic
- Draft policies and procedures as required for management approval. 
- Issue reports and papers as required by the Director, Facilities Management and attend any reasonable requests.

People
- To encourage and support staff commitment to health & safety through the issuance of best practice advice, management of HSE signage and the carrying-out of regular site audits.
- All staff is responsible for ensuring they follow all procedures and work instructions in relation to health, safety, quality and the environment and all other Estates procedures.

- Establish and maintain internal consultative processes on health and safety, particularly a safety committee.
- NEBOSH Diploma in Occupational Health & Safety and/or British Safety Council Diploma in Occupational Safety & Health

Project Manager

Purpose:
Responsible for ensuring all construction, maintenance and upkeep related activities of all Group Properties, whether owned or leased are attended to on time and facilities are maintained at high standards.

Summary of the Job Role:
- Arrange and oversee construction, civil, MEP, carpentry and all other works relating to new development, renovation and maintenance of all Group Properties, whether owned or leased. 
- Secure all related approvals from government agencies and owners. 
- Submit periodical reports to concerned Stakeholders on all activities of Estate & Maintenance Department and on on-going Projects. 
- Ensure protection of all owned properties of the Group as well as lease hold portfolio. 
- Ensure the Group Properties are timely let out.
- Securing Timely leases for space required. 
- Manage Budget relating to all areas of responsibility.
- Supervise Group Properties and/or contractor employees.

Key Outputs: 
- Identify, report and arrange rectification of any technical/engineering related problems in the Group Properties whether owned or leased
- Act as Project Engineer for all ongoing projects / works.
- Visit sites.
- Recommend solutions to consultants
- Handle issues reported.
- Should prepare / analyze tender analysis reports and guide management on optimum project cost – Help decide on appointment of Consultants and Contractors. 

Relationships: 
Internal: Group Companies / Division / Departments, staff of Estate & Maintenance Department and dependents and families of Group staff.

External: Local Suppliers, Contractors, Consultants, Government agencies and departments, Lessors and Lessees.
- Degree in Civil Engineering
- 10+ year of experience in the relevant field.

Skills/Knowledge:

- Organized and be able to work under pressure

- Knowledge of Arabic will be an advantage.
