The Role 
An experienced Western Expat Construction Manager is sought for a highways & bridges contract currently underway . The Project Manager leading the job is so heavily involved in client / stakeholder meetings and coordination with engineers that the business is looking to bring a real hands on pusher / driver . With a real large scope of works , area of Km’s under construction and labour on site the business wants a proactive Construction Manager to get out on site and push , teach , manage , problem solve and help the men . This role is suited to a Construction Manager that see’s his job out in the field …NOT hiding behind a P6 Spreadsheet on site and tucked in the corner of the office . You will be out there is the heat motivating and getting things happening .  You will have a track record of such large scale civil projects such as Bridges , Highways , WTW , Power Stations , Earthworks, Concrete Structures & Sub Structures , Asphalting , Drainage …..  The Project Manager on site is looking to take the bulk of the paperwork / coordination elements to allow you to get out on site and be his eyes & ears . If you see a problem you will be given the support and backing to implement change to get a RESULT .  Specifics about the project:  Project Value $120 Million US Dollars The right candidate will be from a Hands on Trade Background Looking to HIRE Immediately as the project is underway 
Requirements

The Role 
• Property & Real Estate Firm  • Location: Riyadh, Saudi Arabia • Competitive Expatriate Salary Package + Benefits  New project commencement and company growth has created this new opportunity for a Commercial and Procurement Manager to join our client’s firm; a leading regional property development firm, to lead and drive the growth of the commercial and procurement division of the firm to work across a number of commercial construction projects. The projects typically comprise high rise mixed use towers and 5-star hotel projects valued up to SAR2B. This role is the client’s representative Commercial Lead who is also responsible for managing the procurement process also. This role works on projects from concept, to detailed design and procurement, construction and handover.   Reporting to the Chief Development Officer and managing a commercial and procurement team, the proven performer we seek for this role will be responsible for:  • Direct, lead and performance manage the commercial management of construction projects (as the client’s representative) including the day to day management of a commercial and procurement team. • Perform monthly project reviews to ensure that the project applies appropriate cost budgeting, resource planning, milestone scheduling, cost analysis, monitoring of cash flow and development of a refined costing report. • Development and successful implementation of short and long range financial goals for the commercial team including internal control procedures, commercial policies, procedures and policies as well as management reporting systems. • Prepare estimates including project cost components using historical data, current experience and market requirements. • Manage all financial and risk issues pertaining to building projects and ensuring that the planning and risk management of this project is carried out to optimize sustainable business profitability. • Provide leadership and overview of contractual variation assessments of claims and arbitrating any disputes. Compilation and presentation of claims management strategies for the firm • Review status of contracts with regard to financial risk of the project and provide guidance and recommendations for improvements. • Development and management of the supply chain process from a procurement perspective for all key items for major projects on site. • Debrief at critical phases or benchmarks, distribute and implement improvements for future projects or continuing phases. • Follow-up on project updates and time impact analysis. • Responsible for application of commercial governance procedures across all construction projects to provide regular and validated reports on programme and project commercial performance. • Preparation of regular cost control and forecast reports and briefing papers on the financial status of all projects • Prepare monthly corporate and project reporting to the Board and senior management team. • Ensure that ISO requirements and documentation are maintained and implemented at all times. • Display high levels of client and stakeholder liaison and negotiation. • Advisory to the development teams in terms of pricing and contract conditions for all projects. 
Requirements 
• Bachelor Degree in Quantity Surveying, Construction or comparable with a minimum of 10 years of commercial and contracts management experience on major real estate development projects including multi tower projects. • Exceptional knowledge of FIDIC contracts is essential. • Procurement management experience to enable a smooth supply chain process. • Running knowledge of current market trends from a pricing perspective to add value to the procurement and supply chain process. • Exceptional communication and negotiation abilities with strong organizational skills and capacity to work under pressure.  • Bilingual language skills in English and Arabic are essential. • Candidates must display exceptional levels of honesty and integrity. • Experience in the MENA property sector is required.   A competitive salary package will be offered to attract exceptional candidates to this growth organization that is well regarded across the globe.

The Role

Requirements 
The ideal candidate will ideally have a minimum of 1-2 years fit-out interior project sales (exhibitions and events industry experience can be advantage), preferably in the turnkey and interior works sector, commercial real estate, or construction.   - Proven record of accomplishment within the interiors industry and experienced in dealing with clients.  - Ideally, this individual could be an interiors Project Manager turned sales executive, an Interior Designer turned sales executive, or existing sales executive by education and profession who has the desire to market fit out design solutions and manage client relationships in the designated sector.  - Experience networking among the real estate development, construction and design/architecture community in Dubai or other UAE based clients is a real plus.  - At least 1 year experience in the UAE and a strong understanding of the UAE market with proven success in a competitive sales environment.  - UAE Drivers license is a must.
